With over 12 years experience in Holiday Let Management we are proud to be able to offer you a comprehensive and efficient service at highly competitive rates.

We offer the following services for 10% of the taxable revenue* for the property.


So what is Included ?

  • Provide advice on insurance, finances and tax relief, linen, pricing etc
  • Maintain a booking management system showing all your bookings and income (you will have viewing rights to the system).
  • Create and manage marketing on all appropriate platforms e.g. Booking.Com, Airbnb, Expedia, Cottages.com and other specialist platforms where appropriate. I am an Airbnb super host so get prime advertising placement for my properties.
  • Assistance with the creation and updates of your web site if you choose to have one for the property (with an online booking system – to allow direct bookings and avoid payment of fees to booking.com etc ).
  • Update pricing and online calendars for the above platforms (calendars must be updated across all platforms as soon as a booking is received to prevent double bookings).
  • Take bookings online and by phone or email and process payments (1.5% charge for card payments).
  • Send booking confirmation emails, pre-arrival emails and post stay review requests to guests
  • Send you monthly reports on Bookings Received and taken
  • Provide Additional Reports as required e.g.
  • Payments Received
  • Payments Outstanding
  • Bookings YTD
  • Bookings past 12 months
  • Income for the tax year
  • Etc.
  • Send weekly housekeeping reports (information for the cleaners).
  • Answer all booking and pricing enquiries (phone and email).
  • Answer guest queries about their stay
  • Collect guest data and send mailshots to previous guests to encourage repeat visits.
  • Create a Facebook page and use this for marketing.
  • Collect and chase money from guests.
  • Refer guests from other properties if they cannot accommodate them.
  • Advertise for and organise Winter Let tenants if you choose to do this.


And What is Excluded ?

  • The cost of paid advertising e.g. Facebook, Google ads and other paid advertising.
  • Maintenance and Cleaning (see below).
  • The cost of the initial web site creation (but web site maintenance is included).New Paragraph


*Taxable revenue excludes the commission paid to Booking.com, Airbnb etc where it is deducted at source.
