So How Does It Work ?


We offer two complimentary services, providing holiday let marketing and advertising services for just 10% of your revenue income and then cleaning and maintenance services for a further 5%.  Full details are below.

Marketing and Advertising Services


With over 12 years experience in Holiday Let Management we are proud to be able to offer you a comprehensive and efficient service at highly competitive rates.

We offer the following services for 10% of the revenue* for the property.


So what is Included ?

  • Provide advice on insurance, finances and tax relief, linen, pricing etc
  • Maintain a booking management system showing all your bookings and income (you will have 24/7 viewing access to the system).
  • Create and manage marketing on all appropriate platforms e.g. Booking.Com, Airbnb, TripAdvisor, Cottages.com and many other platforms. See the list below of all the platforms that we can connect you to. We are Airbnb super hosts so get prime advertising placement for our properties.
  • Update pricing and online calendars for all of the above platforms (calendars are automatically updated across all platforms as soon as a booking is received to prevent double bookings).
  • Assistance with the creation and updates of your web site if you choose to have one for the property (it will have an online booking system – to allow direct bookings and avoid payment of fees to booking.com etc ).
  • Take bookings online and by phone or email and process payments ( only 1% charge for card payments).
  • Send booking confirmation emails, pre-arrival emails and post stay review requests to guests
  • Send you monthly reports on Bookings Received and taken
  • Provide Additional Reports as required e.g.
  • Payments Received
  • Payments Outstanding
  • Bookings YTD
  • Bookings past 12 months
  • Income for the tax year
  • Send weekly housekeeping reports (information for the cleaners).
  • Answer all booking and pricing enquiries (phone and email).
  • Answer guest queries about their stay
  • Collect guest data and send mailshots to previous guests to encourage repeat visits.
  • Collect and chase money from guests (all money goes directly into your bank account not ours). We can also offer credit options for guests.
  • Refer guests from other properties if they cannot accommodate them.
  • Advertise for and organise Winter Let tenants if you choose to do this.


And What is Excluded ?

  • The cost of paid advertising e.g. Facebook, Google ads and other paid advertising.
  • Maintenance and Cleaning (see below).
  • The cost of the initial web site creation (we can create a web site for you for a minor additional charge -  then the web site maintenance is included in the 10% fee).


*This revenue excludes the commission paid to Booking.com, Airbnb etc where it is deducted at source.

Cleaning and Maintenance Services


We offer the following maintenance and cleaning services for 5% of the revenue* for the property.



So what is Included ?

  • Organising cleaners and linen services for each changeover.
  • Provide and maintain an onsite supply of replacement items e.g. plates, glasses, bulbs, lamps, toaster
  • Replace other broken items as required.
  • Replace Lost keys
  • Regular Window cleaning
  • Steam Cleaning carpets/rugs as required.
  • Gardening services
  • Providing maintenance cover for issues, faults and repairs (contact via email or phone). Faults and issues will be rectified by phone if possible, at no extra charge e.g. blown fuses or heating issues. A maintenance engineer will be on call if required for on-site emergencies or routine maintenance during changeovers.
  • Typical routine maintenance tasks include:
  • Fixing /replacing broken toilet seats
  • Fixing leaking showers
  • Fixing broken chairs
  • Painting / Jet washing (on empty weeks or out of season)
  • Other maintenance / property improvements as required


And What is Excluded ?

  • The 5% does not include the cost of the maintenance engineer if he is called out or the cost of cleaning and linen and gardening services or of items replaced or supplied.
